WHY YOU SHOULD/SHOULDN'T HIRE A REALTOR® -Part 1

In case it isn't obvious let me say -I am a REALTOR®.  But don't reach for that X button just yet. The first post in this series is my opinion as to why one shouldn't use a REALTOR'S® services. Of course there will be another that speaks to why one should.

Why would a REALTOR® say this you ask? The answer is at the end of the post.



It is in my opinion, not appropriate to hire a REALTOR® when someone:

  • is hostile to REALTORS® in general.
  • is convinced that REALTORS® care more about their own best interests than their clients'.
  • is convinced that all it takes to sell a house is: staging, an MLS® listing, open houses and advertising.
  • is convinced that they can be as good as or, a better negotiator than a REALTOR®.
  • is convinced that they know how to protect themself from lawsuits regarding disclosure; liability; misleading representation on their own part; fraud on the other party's part;
  • believe that their lawyer:- will negotiate for them; can negotiate for them; knows what they need in a neighbourhood/home; cares/knows what type of property they want; has inspected the site for issues; will take steps to screen the legitimacy of the other party; 
  • believe that no matter how many billable minutes the lawyer has racked up responding to minutae, their fee will not be based on hundreds of dollars an hour;
  • believe it is justifiable to hire a REALTOR® to represent them as a buyer but not as a seller because they are of the opinion that the skillsets and knowledge required to guide a buyer is not a mirrored reflection of those required to guide a seller;
  • knows in their heart that they would hire a REALTOR® to represent them as a buyer because the seller is supposedly the one paying the commissions but puts forth the above point instead;
  • wouldn't tell a REALTOR® how they feel as per the above.
I believe that a client/agent relationship should be one of mutual honesty and trust. Without these it cannot be built on solidarity - one team, one mind, one goal. Therefore, it lends itself to unnecessary stress for both sides and would be a relationship destined to not end well.

Granted, many of my peers do disagree with my position.
